If you’ve got a few hundred thousand bucks burning a whole in your pocket, it might be time to go house hunting in Winnipeg.

The luxury real estate market in the city continued momentum from a strong 2012 for the first quarter of 2013, with a 5% bump in sales over the same time last year, according to a report released by RE/MAX on Tuesday. Sixty-one sales of properties over $500,000 took place between January and March.

“There’s a little activity in that price segment. It’s not a huge increase, but it’s up a bit and that’s good in the face of some other markets in Canada where it’s down,” Cliff King of RE/MAX Executives Realty said. “I think the high-end home market in Canada has been pretty good for the first quarter.”

King said the proliferation of new subdivisions and the rise in costs of building homes means more houses are being built at the high-end price point. He also thinks it bodes well for the confidence in the market.

“I would say they would suggest that it’s fairly healthy. There’s definitely good activity,” he said. “If your numbers are up for $500,000-plus houses, I think that’s a sign that people are out there that are willing to spend money. That means they’re confident in the economy and their jobs and I think that they’re confident that the interest rates are going to continue to stay low in the near future. So those are all things that are affecting these things positively.”

Calgary was the biggest mover in Canada in the high-end market, reporting a 50% increase over 2012 first-quarter numbers. Edmonton also saw a spike in its sales with a 41% increase. Greater Vancouver’s numbers took the biggest hit with a 29% decrease — 287 compared with 404 in 2012.

The report said 191 upper-end listings are currently on the market, including 16 condominiums. The priciest home currently on sale is the 7,800-sq.-ft. property at 48 Jaymorr Dr. in Charleswood, which is currently listed at $4.6 million. With a tyndall stone exterior and a backyard deck that looks out on the Assiniboine River, the home has four bedrooms, a gym with a steam room, and a media room with a 144-inch HD projection system.

A penthouse two-storey condominium at 1100-One Wellington Cres., complete with a spacious balcony that overlooks the Assiniboine River, is currently the most expensive of its kind in Winnipeg, listed at $3.3 million.
